STATEMENT OF PRINCIPLES AND POLICIES AND CONSISTENCY WITH THE CITY
STRUCTURE PLAN.
This submittal of the RDC ANNEXATION and the request for annexation and zoning
within the city limits of Fort Collins is for the purpose of developing thereon described
land as a residential use. which will be consistent with the City Structure Plan and with
the requirements and permitted uses of the Low Density Mixed -Use Neighborhood
District (L-M-N).
Currently, subject land is vacant with an existing developed residential mobile home
park adjacent to the easterly line thereof. Said existing park is not within the city limits
of Fort Collins at this time. An existing platted and developed industrial park lies south
of and adjacent to the south line of subject land. Said park is also not within the city
limits of Fort Collins. Adjacent to and west of the west line of subject land is 52.5 acres
of undeveloped land annexed to the City of Fort Collins and zoned Low Density Mixed -
Use Neighborhood (L-M-N). The land to the north of subject land is owned by the
Burlington Northern Railroad.
The zoning being requested and subsequent development of subject land would be
highly consistent with the existing uses to the east and south and with any anticipated
use, allowed in the L-M-N District, for the land to the west.
The design and construction of the proposed development will meet or exceed all
minimum design standards and upon completion will be an asset to the neighborhood
and area. . .
