RE: Advantage Center Project Development Plan #36-97
Dear Ms. Harter:
We reside on 125 Palmer Dr., which abuts the property of the
proposed Advantage Rental Center. Although we have enjoyed not having a
business neighbor on this parcel, we realize that it was only a matter
of time before it was developed. We have had good rapport, for the most
part, with the existing business neighbors behind us. However, there
are a few concerns about this type of business that we hope will be
addressed during the planning process.
These concerns are: 1) will there be outdoor lighting and, if so,
will it be contained so that no we don't have to squint at direct light
rays? 2) will -there be' any compressors, small or heavy equipment
engines, chainsaws etc. that will be started or tested? 3) will there
be any loudspeaker system located outside? 4) will there be equipment
storage outside and will it be visible through a chainlink type fence?
r._ :Obviously; our concerns are to limit any noxious noise or light
pollution problems. The rental centers we have used all have large
enclosed storage yards many types of lawnmowers, small tractors,
ditchers', chainsaws, and compressor motors which would not be suitable
for a residential area. We know there are some rental centers that do
not have any heavy (industrial type) equipment and, of course, this type
would be acceptable. But a loud, visibly unattractive type business
would be strongly opposed by us.
Another very important concern, which we learned from first hand
prior experience with the Jensen Homes construction, is that there are
height and property setback restrictions that govern this business zone.
During the Jensen Homes construction the garage foundation was placed
much too close to the property lire. A variance was obtained and
construction proceeded. The building is also much taller than any of
the adjacent structures and, I believe, surpasses the height restriction
for this area. All the neighboring buildings have flat roofs for this
reason. But this evidently was allowed. We hope these factors will be
addressed before the Advantage building design is approved. And I hope
they will be made to conform to code restrictions.
I regret that neither my wife or I will be able to attend the
April 2nd meeting, but we would like to have this letter of concern
brought before the Current Planning committee. We thank you for your
help. -and cooperation in this matter.
