12/24/2015: Site is disturbing larger than 10,000 sq. ft. as part of a larger common
development under construction along with FDP140041, therefore this project will be
required along with FDP150041 to submit erosion crontrol materials. The site
disturbs more than 10,000 sq-ft, therefore Erosion and Sediment Control Materials
need to be submitted. The erosion control requirements are in the Stormwater
Design Criteria under the Amendments of Volume 3 Chapter 7 Section 1.3.3.
Current Erosion Control Materials Submitted do not meet requirements. Please
submit; Erosion Control Plan, Erosion Control Report, and an Escrow / Security

Fire access is required to within 150' of all exterior portions of the building perimeter.
From information provided on the replat, the building's footprint exceeds the
maximum 150' distance by approximately 90 feet. However the out of access
condition is considered acceptable in conjunction with the fire sprinkler systems.
Code language provided below.
> IFC 503.1.1: Approved fire Lanes shall be provided for every facility, building or
portion of a building hereafter constructed or moved into or within the jurisdiction.
The fire apparatus access road shall comply with the requirements of this section
and shall extend to within 150 feet of all portions of the facility and all portions of the
exterior walls of the first story of the building as measured by an approved route
around the exterior of the building or facility. When any portion of the facility or any
portion of an exterior wall of the first story of the building is located more than 150
feet from fire apparatus access, the fire code official is authorized to increase the
dimension if the building is equipped throughout with an approved, automatic
fire -sprinkler system.

12/29/2015: As stated in the comments for the townhome project and replat at 4608
Dusty Sage Drive, the Harmony Ridge PUD (approved on 1-29-99) Overlot Grading
Plans included Finished Floor Elevations but did not include a Detailed Grading Plan
and it appeared as though the provided Finished Floor Elevations were not high
enough to provide adequate drainage away from the structure.
As was required for the townhome project and replat at 4608 Dusty Sage Drive, a
detailed grading plan needs to be submitted for this newly proposed building footprint
showing the Finished Floor Elevations, adequate slopes away from the building,
spot elevations, swales (if needed) and proposed contours to show that the building
Finished Floor Elevations are sufficiently elevated to provide adequate drainage
away from the building. In the case for the townhome building on Dusty Sage, the
Detailed Grading Plan resulted in the FFE's raising approximately 2'.
If the foundation of the building has already been constructed, then the Detailed
Grading Plan needs to reflect the existing foundation elevation (and Finished Floor
Elevations) and show how adequate slope and drainage will be provided around and
away from the building into adjacent streets or pond area. Please note that swales
with slopes flatter than 1 % are required to include a concrete pan, and swales with
slopes between 1 % and 2% are required to have a "soft pan" to allow for added
infiltration.

who is doing the verification) to ensure that the lot lines proposed with the replat
correspond to the proposed construction of the townhomes (lot lines correspond
with common walls, etc.)?

Morning Dove Lane will need to be upgraded to an ADA compliant access ramp with
truncated dome detection. Without an apparent civil or site plan to reflect this, this
requirement will be associated with the building permit, and a sidewalk permit will be
required to be pulled through Engineering Inspection prior to the work being
performed.

12/30/2015: Comment from GIS - Projects with three or more tenant units require
the Unit Level Addressing form to be completed and submitted to the GIS
Department once plans have met final approval through Development Review and
are recorded with the City. This can occur anytime during construction, but before
any utilities or address signs are installed. All addressing will be determined by the
GIS Department and submitted to Poudre Fire Authority, USPS, Building Services,
and Fort Collins Utilities. Failure to contact GIS and determining addresses through
other means may result in address changes.
