Current Planning Comment N8 (Jason Holland):
More discussion is needed regarding the placement of
the Loveland stone and whether ,t is the best choice. or
would a more horizontal cut pattern fit the overall style of
the building better, such as the patterns used with the
recent additions at CSU The stone pattern used with the
police station on Drake would also be a goal example.

Dear Mr. Holland,
Subject: Banner Health Medical Campus, PDP130003, Recognizable Base Requirement
Banner Health is excited to become a part of the Fort Collins community. We appreciate the
input we have received as we have worked through the design of our building to ensure that it
fits and complies with the City of Fort Collins development guidelines. Banner has a
commitment to architecture that creates a healing environment, reflects the natural
environment, and is in harmony with the site.
There has been much thought put into the materials and forms selected for this building to
meet the high aesthetic standards of both Banner Health and the City of Ft. Collins. The design is
a reflection of the Colorado landscape, with vertical planes shifting and overlapping much like
the Rocky Mountains. Additional work has been done to ensure that the design meets the
requirements of the Land Use Code, section 3.5.3(D) (6) (a), a recognizable "base'. Specifically,
Banner has complied with this requirement by adding stone elements at all of the public
entrances to the building and has introduced a change in texture and color at the base. A darker
color plaster is used at the base of all plaster walls and a darker, textured masonry pattern is
used at the base of the masonry walls. This fulfills all the requirements of item (4), lighter or
darker colored materials, mullions orpanelsof this code section and maintains the integrity of
the planer design concept which reflects the landscape features that dominate the Front Range.
Banner Health is proud of the award winning designs it has produced in the past. The quality
designs are a direct reflection of the outstanding care that this facility will bring to Fort Collins.
We look forwarcl *atLnuinq this tradition in Northern Colorado.
