Otherwise a modification would be needed which requires the request to be forwarded to the Planning and Zoning Board. 9. The Site Plan should state that the minimum depth of the front yard is 30 feet, minimum depth of rear yard is 25 feet and the minimum depth of the side yard is 20 feet. Please also state that the maximum building height shall be three stories. 10. Please change the City approval block on the plat to "Planning Director," not "Secretary of the Planning and Zoning Board." 11. Please add the following note to the Landscape Plan: "Developer shall ensure that the Landscape Plan is coordinated with the plans done by other consultants so that the proposed grading, storm drainage, or other construction does not conflict nor preclude installation and maintenance of landscape elements on this plan." 12. Please label Eastgate Lane on sheet two of three. This concludes Staff comments at this time. Comments from the City utilities are provided under separate cover. What is the status of Michelle Lane? Has all the necessary right-of-way been dedicated or is additional right-of-way needed by this plat? Is the road fully constructed? These four lots have "frontage" on Michelle Lane and may be obligated for one-half of the ultimate improvements. 2. If Charlie Lane is already dedicated by previous subdivisions, why additional right-of-way being dedicated across Lot 4? 3. On the plat, control monuments outer boundary monuments are not described. 4. An additional 15 feet for a utility easement is needed along C.R. #9. Where this easement would conflict with the existing well, the easement could be modified so the well is not contained within the easement. This exclusion must be approved by the affected utility providers. 5. A note should be placed on the Plat and the Site Plan that there shall be no access from County Road #9 to Lot One. 6. As shown, a stormwater detention pond is proposed within an easement on Lots 3 and 4. Stormwater Utility will require that this pond be dedicated as a separate tract and not contained within the area of the lot. Please remove this easement from the lots and place in a separate tract. Please include the size of the tract and state its purpose. 7. A drainage easement from the intervening property owners is required in order to convey storm flows from the proposed detention pond on Lots 3 and 4 to the Fossil Creek Inlet Ditch. Also, written approval from the Fossil Creek Inlet Ditch Company for accepting new storm flows into the ditch must be obtained. 8. In the Urban Estate Lot, the minimum lot width is 100 feet.
