Dear Dick:
Thank you for resubmitting Sunol Acres back on February 2, 2000. Based on this latest
submittal, we offer the following comments:
-Y' Please note that the required minimum rear yard setback for the Urban Estate
zone district is 25 feet, not 20 feet. Since Tracts A and B are separate tracts and
denote a property line, the rear yard setbacks for Lots 3 and 4 need to be increased

sidewalk along C.R. #9 needs to be shifted to the east so that the back of walk is

4' Also, since there will need to be periodic maintenance of the two drainage tracts,
there will need to be some form of access. Please describe these tracts as "access
easements" as well as drainage easements. Also, please note on the plat and site
plan that access for maintenance to Tracts A and B shall be provided through Lots

5. Please provide an updated affected property owners' mailing list based on the
map that we previously provided. We cannot schedule and advertise the public
hearing without this list.
This concludes Staff comments at this time. Please be aware that if revised plans are not
received within 90 days of the date of this letter, the Planning Director is authorized to
remove the project from the development review process. As always, please call if you
