Tvpe I (LUC) PDP N lit =300' :r Commu y Planning and Environmental vices Current Planning City of Fort Collins November 6, 2000 Dear Resident: On Tuesday, November 21, at 4:00 p.m., in the conference room of the City of Fort Collins Current Planning Department, 281 North College Avenue, Fort Collins, CO., 80524, the Planning Director will conduct an administrative public hearing for a development proposal in your neighborhood. The project is known as Sunol Acres, #31-97. Sunol Acres is a request to subdivide Lot One of the Strobel Minor residential Division (M.R.D.) that was originally platted in Larimer County prior to annexation into the City. Lot One of Strobel M.R.D. is 5.16 acres in size. The request for Sunol Acres is to subdivide this parcel into four residential building lots. The existing house at the northeast corner of Ziegler road (formerly County Road #9) and Charlie Lane would occupy Lot One. If approved, Lots 2,3 and 4 would be eligible for residential building permits. Sunol Acres is located on the east side of Ziegler Road and north of Charlie Lane. The parcel is zoned U-E, Urban Estate. The proposed residential development is permitted in this zone district. There would be no access to Michelle Lane. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
