A drainage easement will be dedicated on part of Lots 3 and 4 for the detention pond. A variance ' is requested to allow detention on residential lots. The variance is justified due to the large area of the lots, and the low volume of detention required. A drainage easement has been acquired from the owners of Lots 2 and 4, Strobel M.RD. to carry the storm water from the pond, East to the Fossil Creek Inlet Ditch at the historic rate of 1.23 cubic feet per second. The detention volume required is 15,804 cubic feet. The site has a good ground cover of alfalfa that will not have over lot grading done on the entire site. Charlie Lane is an existing gravel road that will have curb and gutter constructed and then be paved. Straw bale dikes will be installed in the existing borrow ditches at the East end of Sunol Acres. A straw bale dike will also placed at the outlet of the detention pond during ' construction of the pond. The pond will be reseeded after the grading is completed for the pond. The grading plan and the storm water runoff calculations and the erosion control calculations ' are enclosed as a part of this report. This drainage report and the design of the drainage system are in compliance with the City of ' Fort Collins Storm Drainage specifications and criteria. Box 580 Fort Collins, CO 80522 Dear Basil, ' The following is the Final Drainage Report for Sunol Acres which is situate in the Northwest 1/4 of Section 33, Township 7 North, Range 68 West of the Sixth P.M., City of Fort Collins, ' County of Larimer, State of Colorado. The site contains 5.1616 acres and is a replat of Lot 1 Strobel M.RD. The site will be divided ' into 4 large lots. It is zoned Urban Estate. Lot 1 has an existing residence and Lots 2 thm 4 will have single family residences constructed. ' The site is bounded on the West by County Road 9, on the North by two metes and bounds large lots that are not in the City of Fort Collins, on the East by Lot 2, Strobel M.R-D. which is ' also not in the City and on the South by Charlie Lane which is annexed but has not been hard surfaced. The Christ Fellowship Church Subdivision, that is being reviewed by the City of Fort Collins, is on the South side of Charlie Lane. ' The site slopes from the Southwest comer to the Northeast comer at an approximate slope of 0.8%. The ground cover of the site is alfalfa except for the yard and gravel driveway of Lot 1. The Lot 1 ground cover will not be disturbed. The ground cover on Lots 2 thm 4 will not be totally disturbed in order to construct the residences due to the large area of the lots. ' The historic site has two sub -basins. H.B.-1 is the East half of County Road 9 which drains into a small borrow ditch which flows North to West Horsetooth Road. H.B.-2 is the remainder of the site. It sheet flows to the Northeast corner of the site and then on Northeasterly to the ' Fossil Creek Reservoir Inlet Ditch. The developed site is also divided into two sub -basins. D.B.-1 is also the paved part of the County Road 9 right-of-way which will drain North in the proposed curb and gutter to the existing borrow ditch on the property lying North of Sunol Acres. The runoff continues to flow North to Horsetooth Road. D.B.-2 is the remainder of the site. The area of D.B.-1 is 0.27 acres ' and the area of D.B.-2 is 5.58 acres. James H.
