HomeMy WebLinkAboutUS BANK FIRST SUBDIVISION REPLAT - PDP - PDP140017 - SUBMITTAL DOCUMENTS - ROUND 1 - PLANNING OBJECTIVESStatement of Planning Objectives October 2.2014 US Bank Ist Subdivision Introduction & Subdivision Proposal • The proposed US Bank Is, Subdivision is located at the southeast intersection of Horsetooth Road and John F. Kennedy Parkway. The proposed subdivision is a replat of two existing lots currently known as Lot I - First National Bank PUD Ist and Lot 3 - Observatory Heights Subdivision. Both properties (Lot I and Lot 3) are currently owned by US Bank National Association located in Minneapolis, Minnesota. The total land area proposed to be subdivided as the US Bank I st Subdivision is approximately 4.79 acres. • The existing Lot I - First National Bank PUD Ist, serves as the financial headquarters for US Bank - Fort Collins. Located on Lot I, is a 2750 square foot banking building with a covered seven lane customer drive-thru. Additionally, there is on -site vehicular and pedestrian circulation, customer parking areas and the property is fully landscaped with mature trees, shrubs, turf grass and irrigation. The proposed replat of Lot I - First National Bank PUD Ist would make NO modifications to any of the existing buildings and/or site features, but is only intended to modify the boundary of the property by making an adjustment to the current south property line of Lot I, which will result in increasing the lot size of the US Bank property by approximately 0.26 acres/ 1 133 square feet, thus increasing Lot I from 1.69 acres to 1.95 acres. • The existing Lot 3 - Observatory Heights is currently vacant and is well vegetated with non - irrigated native grasses and has several existing mature trees. The proposed US Bank Ist Subdivision will replat the property by adjusting the common lot line between the current US Bank parcel, proposed as Lot I — US Bank Ist Subdivision and the vacant land parcel, proposed as Lot 2 — US Bank Is, Subdivision. The proposed US Bank Ist Subdivision will also dedicate approximately .012 acres (532 square feet) of additional Public Right -of Way along the east side of John F. Kennedy Parkway in order to allow for a future 6 foot wide detached pedestrian walk and tree lawn to be fully located in the public right-of-way. This future detached walk and tree lawn will be constructed by others when and if Lot 2 - US Bank Ist Subdivision is developed. Any development of Lot 2 will be subject to a future Project Development Plan being approved by the City of Fort Collins. Currently, there is no development being proposed for Lot 2 of the US Bank I:t Subdivision and the land is only being subdivided in order to allow for the future sale of the property.
