Dear Property Owner or Resident:
On Thursday, September 8, 2016, at 6:00 p.m., at City Hall, 300 LaPorte
Avenue, the City of Fort Collins Planning and Zoning Board will conduct a
public hearing to consider a development proposal near your property. The
project is referred to as North College Drive -Through, #PDP160014.
This is a request to re -develop the now -vacant parcel at 1603-1605 North College
Avenue for a drive -through restaurant. The parcel is .69 acre and located on the
west side of North College Avenue just south of the carwash and self -storage
facility. The name of the drive -through restaurant is not known at this time. The
building would be approximately 2,500 square feet in size. The drive -through
lane would be on the south side of the building. There would be 35 parking
spaces. An outdoor patio is included. Access from North College would be
shared with the carwash to the north. The site zoned C-S, Service Commercial.
