Hi Emma.
Actually I left Rob a voicemail this morning and I have not heard from him. I need to
ask him a couple of questions on the alterations he is making to the plan that we had
originally signed off on. Once he gets back to me I can cc you on my response.
Thanks.

Good morning Sylvia,
The attached files are for a Major Amendment at Union Place in Fort Collins. You originally reviewed these a
couple years ago but we have made some revisions to the project. The only revision over the water line
easement is we would like to install a raised bed community garden with irrigation. We are also still planning on
installing bollard lighting in the easement a lea although there were originally three within the easement and

Good afternoon Rob/Emma.
I have reviewed the changes with our engineer, Dan Moore. Before we can sign off
on the amended plans, we would like to see the following:
1) Please meet and coordinate the placing of the bollard lights with Keith
Ikenouye (W & S field inspector), in the field. Keith's number is (970) 371-3718.
2) Make sure no main.feed lines from the irrigation of the community garden are
placed on top of the City of Greeley water transmission line.
Also, please keep in mind in regard to the raised bed community garden and/or
bollard lighting; it is to be understood that in the event ANY excavation is required by
the City of Greeley for this water line due to repair (emergency or scheduled),
replacement or other operations, the excavation will be back filled safely, but surface
restoration will not be done by or at the cost of the City of Greeley. The City is not
liable for any damage whatsoever to any encroachments/improvements within the
easement area.
Feel free to contact me if you have further questions.
Keith: Rob Ross's number is (720) 304-001 1 ext. 12.
Have. a great weekend.

09/29/2011: The comment regarding the location of the trash enclosures possibly impeding
traffic when enclosures are this near to the entrance into the development wasn't addressed
with the revisions.
08/2512011: It appears that the only trash dumpster location is at the entrance off Willox. Are
those two adequate? Also, the location would impede traffic if people stop in the driveway to
toss trash, whether entering or leaving the development. More thought should be given to
location and/or providing a "loading zone" for cars to be able to park by the enclosure without
blocking the driveway.

09/29/2011: The two previous issues are resolved by extension of the fire lanes to be same
length as the longest side of the buildings and by extending the entirety of the fire lanes to be
circuitous. In this manner all the emergency service agencies benefit and have (emergency)
access from which to provide service to this community. The only "skinny" fire lane should be
located in the southwest corner of the development. This remains a fully fire sprinklered
campus.

10/04/2011: Are you proposing breezeways for Lot 1 Block 1 and 2 and Lot 2 and Lot 1 as we
discussed over the phone prior to this submittal? If so this is not shown on any plans. FYI, this
may bring up a replatting need, the building code does not want to see building lines over lot

10/04/2011: 1 like the changes to the landscape plan from the previous submittal, but the
request does not address the review criteria in the alternative compliance section of 3.2.1.
Please address what specific standards that the landscape plan is not meeting. These should
include: 3.2.1(E)(2)(d) Foundation Plantings (Lot 2 Block 1), 3.2.1(E)(4)(a) Parking Lot Perimeter
Landscaping (lot by Lot 2 Block 2, maybe include vine on fence), 3.2.1(E)(5)(c) Landscape
Islands (all not sized to meet standard), then describe how you are meeting the intent of these
standards with the plan you are proposing. See Section 3.2.1(N) for, more information.
