Modification Request:
Inclusion of compact car stalls in requirements of 3.2.2(L)(3).
Justification: The parking at Union Place serves both Commercial and Residential uses
which combine both long and short term parking needs. When the majority of the
infrastructure was installed in 2009-2010 it included six previously approved parallel
compact parking spaces north of Lot 1 Block 4 in two groups of three. These six spaces
account for 2.8% of the currently approved 216 parking spaces on site, and given their
grouping and that Section 3.2.2(L.)(2) provides a precedence for compact spaces in areas of
long term parking we feel the intent of the code is met and that the parking on site is equal to
or better that the requirements in the L.U.C.

* When garages are located along a driveway and are opposite other garages or buildings,
the driveway width must be increased to 28 feet.

SUBJECT: Explanation of Modification Requests for Union Place
To the City of Fort Collins:
September 26, 2011
This letter is an explanation of modification requests for the Union Place project located at 137
West Willox Lane.
Project Description: Union Place is planned to be an age restricted community
comprised of 158 units in ten (10) three story buildings each with an elevator. Of the units 103
will be affordable and the remaining 55 will be market rate. The project is located in northern
Fort Collins one block west of the intersection of North College (Hwy-287) and West Willox
Lane.
The following is a list of modification requests.
1. Inclusion of compact car stalls in requirements of 3.2.2(L)(3).
Existing Land Use requirement:
(L)Parking Stall Dimensions. Parking areas for automobiles shall meet the following minimum
standards for long- and short-term parking of standard and compact vehicles:
(2) Compact Vehicle Spaces in Long-term Parking Lots. Those areas of a parking lot that are
approved as long-term parking have the option to include compact parking stalls. Such approved
long-term parking areas may have up to forty (40) percent compact car stalls using the compact
vehicle dimensions set forth in Table B.
