Below is a copy of an email from Ken Waido acknowledging that Union Place will be providing
affordable housing units as defined by the City of Fort Collins.

Ted,
I would like to confirm that the proposed changes to Union Place, that is, the increase in the number of
total units to 158 by the addition of 55 market rate units to the existing 103 affordable units, still qualifies
Union Place as an affordable housing project. According to City Code, a project containing at least 10%
of its units as being affordable to families with incomes below 80% of the Area Median Income (AMI)
qualifies as an affordable housing project. Union Places' 103 affordable units out of 158 total units
calculates to a percentage of 65%.
Being a qualified affordable housing project, its Development Review application fee can be reduced by
the percentage of affordable units, in this case 65%. The project should also go through the Priority
Processing.
