01/27/2015: An existing bus stop is located on this site approximately 50' northwest
of the Jefferson and Linden intersection. This stop will need to be maintained and
upgraded to meet Transfort's current standards. Based on ridership, land use
density and location in downtown, a type III (shelter) stop is recommended here.
This is generally sized 30' wide by 12' deep with a minimum of a 5' path connection
to the adjacent curb, but can vary depending on the context. Due to the trees here it
would be beneficial to have a discussion about how this can be accommodated. If
any part of the bus stop is located outside of the public right of way, a transit
easement will need to be dedicated as part of this project. In addition, passenger
amenities, which include a shelter, bench, bike rack and trash receptacle will need
to be installed as part of this Development Plan.

be more uniform. Please consider the use of lighter colored pavers to delineate the
parking stalls in the permeable paver area. It is also suggested that runoff be routed
through a depressed parking island first in order to minimize the amount of sediment
that would surface flow onto the paver section.

Linden Street has concluded that no repay is due for Linden Street with the
development plan. The portion of Linden Street abutting Lot 1 had curb gutter and
sidewalk before the Linden Street project and wouldn't be subject to a repay. The
portion of Linden Street abutting Outlot A (if to be included in the development plan)
was never considered a potentially developable property that would be subject to a
repay. (In the unlikely event however that the railroad were to no longer be in use and
the Outlot A property were to develop, it could then at that time of development, be

due for Linden Street frontage along Outlot A, pending verification from City Capital

01/27/2015: Instead of the dedication of an access easement for the sidewalk along
Jefferson Street, it is preferred to instead have right-of-way dedicated to the back of
walk. In dedicating right-of-way instead of access easement it's more consistent
with sidewalks along public streets being in right-of-way, and ensures the small
portion of Jefferson Street pavement shown within the property also becomes
right-of-way. It also is ensures that the maintenance of the trees between the
sidewalk and Jefferson Street remain that of the City -- by not dedicating as
right-of-way the maintenance of these trees would technically remain with the
property owner of the parking lot, unless otherwise agreed to with the City Forester.
The existing Transit stop is currently not in right-of-way as well and Transfort's stop
location needs to be in right-of-way (or otherwise, a defined transit easement).

Please schedule a second on -site meeting with the City Forester to discuss

techniques that might be feasible that could improve the level of tree protection.

- The corner of the property is a very prominent corner bridging the core of Old
Town with the up-and-coming River District. Which creates a great opportunity to
provide some public art piece.
