COLLEGE) - PDP/FDP - 5-98 - CORRESPONDENCE - REVISIONSAugust 11, 1998 Leanne Harter Project Planner City of Fort Collins Current Planning Department 281 North College Avenue Fort Collins, Colorado 80522-0580 RE: Ed Carroll Motors - Project Development Plan Final Site and Landscape Plan Staff Comments Dear Leanne: JIM SELL DESIGN The attached prints of Ed Carroll Motors Project Development Plan, Final Site and Landscape Plan, reflect revisions made in accordance with the comments in your letter of August 5, 1998. Our specific response to each comment is noted below, using numbering shown on your letter. 1. Engineering Department. a. A letter granting a 30 foot easement from the adjacent property owner has been submitted with the redlined drawings. b. The site and landscape plan has been changed to match the utility plans. 2. Stormwater Utility - addressed by Stewart and Assoc. 3. Water/Wastewater a. the note on the landscape plan has been changed accordingly b. the existing irrigation tap will be utilized for the new development. 4. Current Planning Department a. See attached letter. b. the total area of the parking lot with islands and drives is 47,5113.64 s.f., the total area of the landscaped islands is 4,810.72 s.f., which equals 10% of the total parking lot area. c. the bike racks have been removed from the plan, and a note has been added stating "bike rack to be located near existing building." 6.
