Dear Resident:
This letter is to correct some information that was mailed to you incorrectly. Within the
past week, you should have received a letter from me (Dated January 8th) that invited
you to a hearing that was to be conducted on January 23`d regarding the Ed Carroll
Motors Lot Expansion Project Development Plan, File # 5-98A. The project is not
eligible for an administrative hearing (as staff had mistakenly assumed), but requires a
hearing before the Fort Collins Planning and Zoning Board. The public hearing for this
project will not be held on January 23`d, but instead, will be on Thursday, February 6,
2003, beginning at 6:30 p.m. in the Council Chambers*, City Hall West, 300 LaPorte
Avenue. Staff sincerely apologizes for any inconvenience or confusion this rescheduling
may have caused.
The applicant proposes to build a new parking lot for auto sales as part of the Ed Carroll
Auto Dealership. The proposed lot would be located just north of the existing lot at the
northeast corner of Swallow Rd. and McClelland Dr. The site is roughly 1.4 acres and
would have 114 parking stalls. The property is zoned C — Commercial. This is the same
project for which a neighborhood information meeting was held on February 20, 2002 at
Battie Elementary School.
The property owners within 500 feet of this site are invited to participate in this public
hearing. The list of property owners is derived from official records of the Larimer
County Assessor. Because of the lag time between home occupancy and record
keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors
may have the opportunity to attend.
