A part of McClelland Office Park, P.U.D. which is more particularly described as follows: A tract of land
situate in the Northeast 1/4 of Section 26, Township 1 North, Range 69 West of the 6th PM., City of Fort
Collins, County of Larimer, State of Colorado, which, considering the West line of McClelland Office Park,
P.UD, as bearing N02002'00'E and with all bearings contained herein relative thereto, is contained within
the boundary lines which being at the Southwest corner of McClelland Office Park, F.I.I.D. and run thence
NO2°02'00'E 229.50 feet: thence 589°41'00'E 25638 feet: thence 500°19'00'W 22924 feet to the
Southeast corner of McClelland Office Park, P.UD.: thence along the South line of McClelland Office Park,
P.UD. N89°43'00'W 26326 feet to the point of beginning, containing 13618 acres, more of less. The
undersigned have caused the above described land to be surveyed and subdivided into a lot as shown
on this plat to be known as ED CARROLL MOTOR COMPANY, INC. SUBDIVISION, 2ND FILING, subject to all
easements and right-of-way now of record or existing or indicated on this plat.
