This concrete pan will also pick up roof down spout drainage from the proposed new building on the site and also some offske runoff from the existing building located to the west. This concrete pan will be constructed low enough so that it will not block runoff from the west. A silt fence shall be installed along the south and east property line during the grading process. The minimum erosion control collateral of $1000 will apply on this project. Sheets showing the calculation of runoff coefficients, release rates, restricted pond outlets, required detention, and provided detention are in this report. A copy of the 1978 aerial photo showing the original residence and garage is also included in this report. A copy of the Grading, Drainage, and Utility plan is included in the pocket of this report. Box 580 Fort Collins, CO 80522 Dear Basil, We have prepared a drainage study of the lot located at 218 West Magnolia Street. This is Lot 20 of the F. J. Spencer Subdivision of Lots 14, 15 and 16 in Block 103 of the City of Fort Collins. The lot is 47.50 feet wide and 138.00 feet deep and is located on the north side of Magnolia Street and on the west side of a 20 foot wide alley. This site is located in the Old Town Basin. The existing site is a graveled parking lot which is used by the First National Bank. There is a 1978 aerial photo which shows the site with the original residence and detached garage. A site runoff coefficient of 0.5 is calculated using this original house and garage as hard surface, and that is equal to the existing graveled site runoff coefficient of 0.5. We propose to allow the new building on the front portion of the lot to drain undetained into the alley along the east side and onto West Magnolia Street along the south side, just as the original house did. The new paved parking area on the north portion of the lot will be designed as a detention ponding area. This ponding area will receive runoff from the north portion of the site, from the paved private alley located to the north and west, and from the paved parking lot of the adjacent lot located to the west. The new parking lot will be constructed low enough to receive these offsite flows without causing any blockage of offsite flows from the north or west. We have not included any detention volume for the adjacent public alley or for West Magnolia, but we are providing detention for the adjacent private alley to the north and for the adjacent paved parking lot to the west. No other previous developments in this block provide detention. The release from the proposed parking lot detention pond will be from the southwest comer of the pond and then in a concrete drain pan along the west edge of the site to the gutter on West James H.
