locations of electric and gas.
-All existing services must be used or abandoned at the main.
-Include standard general note regarding depth of bury for water lines.
-Provide stationing of sanitary sewer service measured from downstream manhole. Will a
conflict occur between sanitary sewer service and -water main?
-See utility plan for other comments.

1. Grading and drainage is occurring on the offsite property located west of the site.. A
grading and drainage easement must be obtained from -the property owners.

concrete pan. -

3. Please provide more cross -sections for the concrete pan, especially where the drainage
is at critical points. 1 foot of freeboard is required between the high water depth to the
window well or the stairwell.

streets and sidewalks shall be accessible to a person in a wheelchair.
Accessible means of egress shall be provided as described in the building
code. Platform (wheelchair) lifts shall not sere as part of an accessible
means of egress. Accessible routes shall comply with ANSI A117.1-1992
with running slopes no greater than 1:20 and cross slopes no steeper than
1:50. Where routes cross lanes for vehicle traffic, they shall be
designated and marked as a cross walk. Parking and access aisles shall
comply with ANSI A117.1-1992 with slopes no greater than 1:50 in any
direction. Provide signs complying with the Uniform Building Code and
ANSI A117.1-1992 standards.
b. Buildings shall be designed to comply with the Fort Collins Residential
Energy Code (MEC 95 with local amendments) or Fort Collins
Nonresidential Energy Code (ASHRAE/IES 90.1 with local amendments).
C. Exterior walls shall have fire -resistance and opening protection as set
forth in Table 5A and comply with such additional provisions as set forth in
Chapter 6 1997 Uniform Building Code. For the office use, fire -resistive
exterior wall construction is required for walls located less than 20 feet
from the property lines and protected openings are required if located less
than 10 feet from the property lines. Parapet walls must be provided at
exterior walls as required by Section 709. Projections beyond the exterior
walls must be constructed as called for in Sections 503 and 705.
7. The Current Planning Department offers the following comments:

Section 3.2.1 [C] - General Standard and Section 3.2.1 [D] Tree Planting
Standard are not currently being met? See the attached redlined
landscape plan for specific comments.
Sections 3.2.1 [D][1 ][a]; 3.2.2[E][5]; 3.2.2[M][1]: A minimum of 6% interior
parking lot landscaping must be provided. Excluding portions of parking
lot islands that encroach into the alley right-of-way, approximately 4.97%
interior parking lot landscaping is being provided. .
Section 3.2.1 [D][1 ][c]- full tree stocking. Additional trees are needed as
noted on the attached redlined landscape plan.
d/ Five foot wide planting beds are required along at least 50% of high -
visibility walls per Section 3.2.1 [E][2][d] of the Land Use Code. Please
add shrub beds along the north and east elevations as per the attached
redlined landscape plan.
Additional landscaping is needed along the perimeters of the parking lot
as per section 3.2.1 [E][4][b] of the Land Use Code.

Dear Bud:
Staff has reviewed your documents for the Kruger Office Building PDP which were
submitted on February 13, 1998 and offers the following comments:
The Water Conservation Specialist stated that the landscape plan shall include
the total area (in square feet) for each landscape category. Landscape
categories are distinguished by their water requirements and intended
maintenance level. Examples of possible categories include, but are not limited
to, high water turfgrass, low water turfgrass, low water planting beds, moderate
water planting beds, and non -plant areas (paved areas, etc.).
7 2. The Light and Power Utility offers the following comments:
a. The developer is encouraged to contact the Light and Power Engineering
Department (221-6700) to coordinate electric requirements. Depending
on the applicant's electric demand, it may be necessary to coordinate a
location for a transformer.
b. Electric development policies and charges will apply and may include
costs to modify the existing electric system (both on and off -site).
C. The office and each residential unit must be metered separately.
d. Any relocation of existing Light and Power facilities will be at the
developer's expense.
3. The Poudre Fire Authority offers the following comments:
a. Address numerals shall be visible fro the Magnolia Street, and posted on
a contrasting background.
