3. The benchmarks used at the site are from the old black bolt survey. Please use a
benchmark from the new vertical control system to tie-in elevations used at the site.

O The access into the site needs to be paved with concrete up to the property line per
standards.
O Remove the asphalt prior to constructing the 4 foot sidewalk.
O Pave the alley to the east edge of the alley.
O Check with the Transportation Planning department regarding sidewalk connections to the
1s' National Bank and other surrounding properties.

e. Please add a Plant Note to the Landscape Plan which states:
"Developer shall ensure that the landscape plan is coordinated with the
plans done by other consultants so that the proposed grading, storm
drainage, or other construction does not conflict nor preclude installation
and maintenance of landscape elements on this plan."
f. Please add a Plant Note to the Landscape Plan which states:
"All landscape material in the right-of-way shall be maintained by the
owner."
g. Please add a Plant Note to the Landscape Plan which states:
"All existing trees shall be pruned to the City Forester's 'Medium Prune
Standards'."
h. Please add a Plant Note to the Landscape Plan which states:
"A minimum 10 foot separation distance for trees and 4 foot separation
distance for shrubs shall be provided from any water or sewer mains,
services, meters, etc."
The Lighting Plan that was submitted on Sheet 1 of 4 does not comply
with Section 3.2.4 of the Land Use Code.
As noted on the attached redlined plan set, light levels measured twenty
(20) feet beyond the property line of the development site shall not
exceed one -tenth (0.1) foot-candle as a direct result of on -site lighting.
The maximum on -site lighting levels shall not exceed ten (10) foot-
candles.
Please either revise the Lighting Plan or submit a written request for
Alternative Compliance which addresses the procedure and review criteria
of Section 3.2.4[E] of the Land Use Code.
A letter of agreement regarding the proposed sharing of an existing
dumpster was not received with the revision submittal. Please submit this
letter.
k. A concrete apron must be provided for the private drive (vacated alley)
access from Magnolia Street to the edge of right-of-way / property line.
I. No public hearings will be scheduled for this Project Development Plan
until all issues are addressed and resolved.

Staff has reviewed your documents for the Kruger Office Building PDP which were
submitted on November 11, 1998 and offers the following comments:
The Current Planning Department stated the following:

C. Thank you for providing an irrigation plan for the City's review. This
irrigation plan will also need to be submitted at the time of building permit
review. However, the following information is needed in tabular format on
the Landscape Plan based upon the proposed irrigation plan:
High water turfgrass ?
Low water turfgrass ?
High water planting beds ?
Moderate water planting beds ?
Low water planting beds ?
Non -plant areas (paved areas, etc.) ?
d. As previously requested by the Zoning Department, Section 3.2.1 [E] of
the Land Use Code requires foundation plantings along at least 50% of
the west wall of the building. If the applicant does not to provide such
plantings, a Request for Modification of Standard to Section 3.2.1 [E] must
be submitted to the Current Planning Department. The modification
request must specifically address the procedures and review criteria of
Division 2.7 of the Land Use Code. The modification request will be
considered by the Planning and Zoning Board.
