PLANNING OBJECTIVES-
1. To provide for ownership of a building to house the owners business that has
operated in Fort Collins continually since 1983 and also provide rental income with
the addition of 3- 2 bedroom apartments.
2. To continue to operate within the Fort Collins city limits and use an existing
platted parcel.
3. To use an existing lot Within the downtown area and provide a mixed use
building.
4. The owner is currently officed in the First National Bank building and wants to
remain downtown.
NUMBER OF EMPLOYEES:
Dale Kruger, CRA office will 2.5 FTE employees (incl. the owner).
NAME CHANGE
The project was 218 W. Magnolia at the conceptual review.
DEVELOPMENT SCHEDULE:
Construction is to start within approximately 1 month of this submittal (March 1998) and
completion to be in 8 months.
NATURAL AREAS, WETLANDS:
There are no natural areas and or wetlands on this site.

The neighborhood meeting was held on Oct. 27, 1997 at Dunn Elementary School:
