Fire hydrants are required with a maximum spacing of 600 feet along an approved
roadway. Each hydrant must be capable of delivering 1500 gallons of water per minute
at a residual pressure of 20 psi. UFC 901.2.2.2

1. The explanation for the grass swale being compared to a side -lot swale
similar to lots in a residential community is NOT adequate due to this
development acting more like a public facility. Please refer to the drainage
criteria for trickle channel requirements. If a 2% slope is not achievable and a
concrete pan is not desirable, another option could be to install a French -drain
system under the proposed swale which could daylight just before the existing
concrete pan. Please provide an option with a design in next submittal.

2. Please provide a copy of the easement for the drainage swale located on the
east side of the site prior to submitting Mylars,

3. The entire site is allowed the 2-year historic release rate of 0.4 cfs. Since
Basin 106 releases onto Elizabeth Street undetained at 0.3 cfs, this limits the
pond release to 0.1 cfs. Due to the release rate being very small, a variance
would be accepted to keep the release rate at .4 cfs. Please request a variance
in the report.

4. Please clarify grading tie-ins on both sides of the retaining wall on the east
side of the site. The area on the west side appears very flat, so spot elevations
and flowlines are recommended in this area.

5. Please make the following revisions to the storm sewer profiles. Please
match all information with the other drawings and the calculations in the report.
Some of the slopes, lengths, and inverts listed are different. Also, please show
and call out the 100-year HGL and outfall WSEL on the profiles. Finally, please
provide a note on the profile sheet stating, "All storm sewers shall be inspected
by the City."

by the Planning and Zoning Board of the City of Fort Collins, Colorado on this
_ day of 2001. The signature should be for the "Secretary of the
Planning and Zoning Board" rather than the planning director. Ditto for the
Final Plat as well.
