C-1 form and Site Plan. These items will be provided at building permit. c. Transformer location. Location will be coordinated with the utility. 10. Planning a. Locate downtown. The Developer would be interested if such a site would be available. do you have a site in mind ? b. Architectural Character. I note your concerns and will incorporate the design elements outlined in the review. c. Loading areas screened. No food service is provided with this facility. All deliveries will occur at the front door. d. High Pressure Sodium Lights Only. I will provide this type of lighting. e. Car backing space. Adequate backing space is provided at end of parking isles. f. Trash Area. Recycle bin area is provided in the trash area. Trash Area is screened and gated. g. Screening of mechanical units. All roof top and ground mounted mechanical units are screened. Thank you for your comments. .' b. Utility stubs may exist on site. We will use existing utility stubs if they exist and where it is possible. If we can not use these stubs we understand that we ill be required to abandoned these unused stubs at the mains. c. Water Conservation Standards for Landscaping required. This is understood. d. Water Rights and plant investment fees required at building permit. Fee requirement noted. 6. Engineering a. Street oversizing fee. We know that street oversizing will be collected at building permit time and will be calculated in conformance to the current enforce fee schedule. b. TIA Required. Transportation Study provided with this submission. c. Curb Cut Alignment. Curb Cut aligns with one across the street at the Olive Garden. d. Locate first parking stall 50 feet back from travel lane in Mason. Parking is so positioned. c. Sidewalk Sidewalk on Plan is shown detached. d. Utility Plans Utility Plans are submitted with this project. We question the need for a Development Agreement for this site since the utilities are all to the site., that the public improvements are also in place. We believe that Engineering should revisit the need for a Development Agreement. 7. Storm Utility a. Basin & Fee. Noting McClelland/Mail Creek basin and associated fee. b. Release rate is 0.5 cfs/ac. These items are noted. c. Drainage and erosion control required. So noted. d. Wetlands Wetlands Study is included with this study. 8. Natural Resources a. Concerns. Rob indicated that the Corps of Engineers would have jurisdiction over any filling of this site. Any permit would need to be filed directly with the Corps. He also noted that if the site was to be filled. than the Department of Natural Resources would like to relocate the frogs found on site. Collins, CO 80525 Fax 970. 223 . 0511 The following addresses each of your comments of the Concept Review that we had for the property and your letter of response dated April 21, 1997. I am addressing your comments in the same order as they appeared on this letter. 1. Zoning a. Type of Review. We understand from this letter that our submission and review will be a Type I. 2. Parks and Recreation a. Parklands Fee if Manager's Apartment is provided. At this time we are not including a Manager's Apartment. 3. PFA a. Fire Suppression System. Fire Suppression System is provided with the Building. b. Hazardous Material Management Plan. Submitted with project. c. Additional Fire Hydrant may be needed. Existing hydrant is at the north east corner of our property so additional hydrant is not needed.. d. Knox -box. Knox -box for keys will be provided for emergency entry to the building at any time by Fire Authority. 4. Building Inspection a. Types and number of accessible units. We will be providing the Code required number of accessible units dependant on the currently enforced code. b. Non-residential energy code applies. I understand. 5. Water and Wastewater a. 8" sanitary line and 8" water main in Mason. Utilities and location noted.
