We understand the schedule (as described to you) for re -submittal of our revised drawin*s and drainage report to the City is February 27, 1998. Therefore, it is our intention to respond to the City's comients and concerns, including revisions to our plans and stormwater drainage report_ We will re -submit to the City no later than the end of the business day, February 27, 1998. We will respond individually and collectively to the following departments: 1. Engineering. 2. Stormwater Utiliry, 3. Water and Sanitary Sewer. U.B.C. version -it is my intent to obtain a permit in mid -March. at least for foundations, in order to have this project fall under the jurisdiction of the 1991 U.B.C. The plans have been reviewed by an independent code consultant based on the 1991 U.B.C. 2. See Planning and Zoning response #7. 3. See Planning and Zoning response #8. Poudre Fire Authority 1. All of the new construction is fire sprinklered. 2. A fire alarm system will be installed in accordance with the Fire Code. 3. Fire lane signage will be provided by the Owner. 4. A new fire pump is part of the new construction, the required fire flow will be exceeded by the pump. Water and Wastewater 1_ See attached letter from T.E.C. Water and Wastewater did not review the most recent utility plans. Engineering l . Utility Plans -see attached letter from T.E.C. 2. Site plan -see Planning and Zoning response #1. 3. The access drive can not be aligned with the existing drive across the street -this would make the site vehicular access extremely inconvenient, particularly for Sberiff Department vehicles which need to access the vehicular sallyport. 4. The new access drive will have concrete to the property line, this will be shown on the revised site drawing. 5. The bus stop has an existing concrete pad, no provision has been made for changes w the bus stop under the scope of this project 6. Additional symbols will be added to the site plan legend. 7. Reference has been [Wade to see plans for additional comments -were these plans sent to T.E.C.? I have not received them. 8. No mention has been made regarding the easement vacation -what is the status of this? Will the timing of this adversely affect the issuance of a building permit? Stormwater 1. See attached letter from T.E.C- Please refer to We attached T.E.C. letter dated February 19, 1998, for responses related to Water and Wastewater, and Engineering. COLORADO 80203 301832.9111 303832913S FAX Thank you for your comments regarding the Latimer County Detention Facility Expansion Site Plan Review, which I received today. The following are my responses to your comments, as well as the comments of the various agencies which reviewed the Site Plan. I will resubmit the drawings, with all required changes, by February 27, 1998, as requested in your letter, to meet the March 19 Planning and Zoning Board hearing date. Planning and Zoning comments: 1. I suggest we have a meeting with the County Facilities Department, the Sheriffs Department, myself, and your boss to discuss this. Please call me to set up a time, preferably early next week. 2A. The existing bus stop will be shown on the revised site drawing. 2B. The gravel road base is specified as an 8" thick gravel base, compacted to 95% standard Proctor density. According to TEC, the Civil Engineer for this project, this gravel roadway conforms to the Poudre Fire Authority requirements. 3. The Owner will provide these signs. They will be noted on the revised site drawing. 4. There will not be any traffic control device or signage, at the southernly Midpoint/private drive intersection. 5. The parking lots in the northwest comer of the site are being changed to a recycled asphalt. The islands will also be recycled asphalt. Parking spaces will not be striped. 6. The handicapped spaces will be moved, and will be shown on the revised site drawing Accessible routes of travel will be shown on the revised site drawing. !3 c c Ess 7t3 WHAT The Fort Collins Energy Code worksheets will be filled out for the building permit application, and will be submitted to the Fort Collins Building Department_ An annual or perennial garden could be planted. It will be shown on the revised site drawing. I will verify with the Owner if this is acceptable. 3. The Sheriffs Department does not wish to add any trees on the site. We can discuss this at our meeting it you wish. 1. Revised plans will be on 24" x 36" and will be sequentially numbered. 2. Three sets of revised plans will be resubmitted on February 27, 1998. 3.
