COLLEGE) - PDP/FDP - 4-98 - CORRESPONDENCE -Comm. ry Planning and Environmental rvices Current Planning City of Fort Collins Mr. Dick Rutherford Stewart and Associates 103 South Meldnrm Fort Collins, CO 80521 Dear Dick: February 24, 1998 Staff has reviewed the request for a Replat of Part of Tract 1, Replat of Block 2 and Lots 1 to 7 Inclusive of Block 1 of the St. Vrain Subdivision and offers the following comments: 1. A 15 foot wide utility easement is required along College Avenue. 2. A 7.5 foot wide utility easement is required along Remington Street. 3. A sanitary sewer on Lot One crosses Lot Two. This sewer line should be located and placed within an easement. 4. The vicinity map should be revised to indicate that the easterly property line abuts Remington Street. 5. The "Attorney's Certificate" has been revised as per the new Land Use Code. The new language is attached. 6. Both the City Approval Block and signature line should be revised to state that the "Current Planning Director" is the party authorized to grant approval. 7. Please provide an address line for the Notary. This concludes our comments at this time. Since these comments are straightforward, I have tentatively scheduled the Administrative Hearing for Wednesday, March 11, 1998 at 4:00 p.m. Please submit three copies of the revised plat prior to the public hearing for review.
