Dear Resident:
On Wednesday, February 20, 2002 from 6:30 to 8:30 p.m. at Beattie Elementary School,
located at 3000 Meadowlark Avenue, the City of Fort Collins Current Planning Department will
conduct a neighborhood information meeting to discuss a development proposal in your
neighborhood.
The applicant would like to build a new parking lot as part of the Ed Carrol Auto Dealership. The
proposed lot would be located just north of the existing lot at the northeast corner of Swallow Rd.
and McClelland Dr. The site is roughly 1.4 acres and would have 113 parking stalls.
What can you expect from attending the neighborhood meeting? The purpose of a
neighborhood meeting is to open a line of communication between the applicant and the neighbors.
This is the forum through which the neighbors can express their concerns, City staff can explain the
development review process, and the applicant can explain to the neighbors what they are intending
to do with the project and answer questions from the neighbors. Meeting notes are taken by City
staff, and become part of the project file. Neighborhood meetings are typically scheduled early in
the project, before any design decisions have been finalized so the flexibility still exists for the input
of neighbors to perhaps be integrated into the project.
Why did you receive notice of this meeting? Reasonable efforts have been taken to invite
property owners of record within 500 feet of the site. A list of property owners was derived from
official records of the Larimer County Assessor. Because of the lag time between home occupancy
and record keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have
the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
