The erosion control facilities that are planned are a silt fence along the South and East lines of
the site. A straw bale dike will be placed at the discharge pipe for the pond during construction.
The schedule of construction is to rough grade the site and then immediately pour the curb and
gutter. Since there are no proposed buildings, the base material can be installed after the curbs
are poured. This would all happen within approximately 30 days. With the base material in place
the effectiveness of the erosion control is 88.7%.
The grading plan and the storm water calculations and the erosion control calculations are
enclosed as a part of this report.
This drainage report and the design of the drainage system are in compliance with the City of
Fort Collins Storm Drainage specifications and criteria. If you have any questions regarding this

Dear Basil,
The following is the Final Drainage Report for Ed Carroll Motor Company, Inc. Subdivision
which is situate in the Northeast 1/4 of Section 26, Township 7 North, Range 68 West of the
Sixth P.M., City of Fort Collins, County of Larimer, State of Colorado.
The site is in the Foothills Basin and contains 1.5789 acres. It is zoned C-Commercial and will
be developed as an automobile storage and employee parking area and as an automobile retail
display area.
The site is bounded on the South by West Swallow Road, on the West by McClelland Drive,
on the North by McClelland Office Park P.U.D. and on the East by Ed Carroll Volkswagen/Audi
P.U.D.
The site slopes from West to East at an approximate slope of 2%. The existing ground cover
is grass and weeds.
Both the historic site and the developed site will have three sub -basins. Sub -basin 1 will be all
of the net property which will be paved as the automobile parking area with landscaping areas
throughout. Historic Sub -basin 1 sheet flows onto the Volkswagen/Audi P.U.D. and then
Easterly and Southeasterly to Swallow Road and the College Avenue Frontage Road. Developed
Sub -basin 1 will drain Northeasterly to a detention pond in the Northeast comer of the lot. The
detention pond will be in the landscaped area and a part of the parking area. The area of H.B.-1
and D.B.-1 is 1.58 acres. The pond will discharge at a rate of 1.29 c.f.s. in a pipe through a wall
onto the Volkswagen/Audi property. The runoff will then flow Southeasterly to the Northerly
curb and gutter on Swallow Road. That runoff then flows Easterly to College Avenue and then
South to an inlet on the main storm drain for the Foothills Basin.
Sub -basin 2 will be the existing East half of McClelland Drive and the North half of Swallow
Road. The area of the sub -basin is 0.377 acres and the runoff will flow undetained Easterly to
College Avenue and then South to an inlet on the main storm drain for the Foothills Basin.
Sub -basin 3 will be a small section of the East half of McClelland Drive which drains
Northerly in McClelland Drive. Its area is 0.053 acres.
The detention pond will detain the difference between the two year historic runoff and the 100
Is year developed runoff including the two adjoining half streets. The detention volume required is
13,986 cubic feet and the allowable discharge rate is 1.29 c.£s.
