extensions to the carriage house.
To extend water and sewer services to a carriage house/second dwelling unit, a
covenant agreement, water & sewer plant investment fees, and raw water fee all be
required at the time of building permit. If you have questions about these

03/01/2016: Single phase electric service currently feeds the existing home from a
transformer located at the N.W. corner of the lot. Depending on the actual location
of this existing service, it may be necessary to relocate it further to the West.

03/01/2016: Based on the utility and site plans, it appears that the carriage house
will be fed from the main house panel; therefore will be metered through the existing
main house meter. Please note that added kVA charges could apply if the main
house service is upgraded past 150 amps to accommodate the carriage house. An
alternate would be to install a separate service to the carriage house with it's own
meter. Contact Light & Power to coordinate meter locations and please reference
the location on the final utility plans.

02/26/2016: The bedroom and laundry room ceilings do not comply with 2012 IRC
section R305.1 - Minimum ceiling height: For rooms with sloped ceilings, at least 50
percent of the required floor area of the room must have a ceiling height of at least 7
feet and no portion of the required floor area may have a ceiling height of less than 5
feet.
The bedrooms ceiling height must be 7 feet or greater for at least 55 square feet of
the bedroom, not 35 square feet as shown on the plans. Additionally, no portion of
the bedroom may have a ceiling height of less than 5 feet.
The laundry room must be 7 feet or greater for at least 12 square feet.

(2032 mm) at the center of the front clearance area for fixtures. The ceiling height
above fixtures shall be such that the fixture is capable of being used for its intended

height of 6 feet 8 inches above a minimum area 30 inches by 30 inches at the
showerhead.
