This letter represents confirmation of East Ridge Final Plan approval and three-year term of
vested rights.
On July 26, 2016, the Final Development Plan (FDP) for the Project was approved by
the Director of Planning, representing the date the Site Plan mylars were signed. The
Development Agreement was finalized on July 15, and Utility Plans were signed on July
28. A subdivision plat of the Property was recorded July 22, 2016 at reception
number 20160047573 of the Larimer County, Colorado records. The FDP was
granted a three year term of vested property rights to July26, 2019, in accordance with
Section 2.2.11(D) (3) of the Land Use Code.
The term of vested property rights will require all public engineering improvements in
accordance with the approved utility plans to be completed no later than July 26, 2019.
