08/18/2016: The Comment Sheet submitted with this review, indicated that
previous comments regarding floodplain notes, floodplain cross -sections,
no -rise certification requirements, etc, would be included in a Floodplain Exhibit
as a part of the Project Utility Drawings. That sheet was not included in the
drawings received in this office, so the previous comments still need to be
addressed.
My apologies — this sheet was supposed to be included, but to date hasn't made it into the set due to some
miscommunication on my end. I sent the plans to the printer with the sheet still omitted, however our
electronic documents all reflect this plan sheet included with the set. If you need to see a hard copy, please
let us know and we will get it to you.

address the upper level LID planters through Development Agreement language
that grants the City access for periodic inspection - to the upper levels where
the LID planters are located. Please let me know if this approach is acceptable
to the team.

08/29/2016: Drainage — Please provide an SOP for this underground detention
vault that will address its maintenance and inspection requirements. I have
drafted up an overall SOP document for the other stormwater systems on the
site and can email that to you for reference if needed.
The underground vault is not longer proposed.

09/01/2016: Drainage Plan — Per our recent meetings and discussions on the
matter, our group has determined that we are not going to allow under -building
detention vaults because of concerns related to access, proper maintenance
and the ability to readily identify and fix any performance issues that may occur
to the detention vault over time. From our meeting to discuss this issue with the
design engineers on 9-1-16 it sounded like they were able to determine a
workable solution to the detention requirement and that is to provide some
surface or parking lot detention within the parking area below the podium of the
building. We are ok with that approach moving forward and will require a 3D
easement for the detention pond area here.

the development for the neighbor to the north, so they need to be on a trellis that
projects to or above the top of the fence. This can be confirmed by phone and
email.

08/15/2016: Storm Plan and Profile — Indicate if the storm outfall from the
detention vault is private or public. Since this appears to be a private line in a
public alley, this needs to be ok'ed by Engineering.
Storm drain in the alley is now labeled as public and constructed with RCP. Applicant expects that
future developments to the north may connect to this section of storm drain. We can make this a
private line if preferred though.

08/15/2016: Storm Plan and Profile —18-inches of separation is required
between the existing water main and the proposed storm pipe. The requirement
is as follows: When a public water main crosses under a
wastewater/stormwater/other non -potable utility pipe, the water main should
maintain 18-inches of vertical clearance. All joints of the
wastewater/stormwater/other non -potable utility within 10 feet of the water main
shall be wrapped with butyl adhesive tape or the piping of the non -potable
system within 10 feet of the water main shall be C900/C905 PVC. If 18-inches
of separation cannot be achieved then a casing shall be installed around the
waterline and extend a minimum of 10 feet beyond each side of the crossing.
Please provide a note on these plans that directs the contractor to verify
separation between the two utilities and that they will be required to install a
casing around the waterline during construction if 18" separation is not met.

Electric service standards calls for 8' of clearance in front of the doors of the
transformer. As shown on the plans, it does not meet the clearance requirement
from the wall.
