03/30/16 FIRE LANE MARKING
Designated Fire Lanes need to be marked and signed. The Fire Lane on the
east side of the property that runs north/south is in compliance. The north and
south parking lots will also need Fire Lane/No Parking signs at their east and
west, island ends. See redlines. Code language below.
AFC503.3: Where required by the fire code official, approved signs or other
approved notices that include the words NO PARKING - FIRE LANE shall be
provided for fire apparatus access roads to identify such roads or prohibit the
obstruction thereof. The means by which fire lanes are designated shall be
maintained in a clean and legible condition at all times and be replaced or
repaired when necessary to provide adequate visibility.

04/05/2016: The first round of final plan for Windsong south of the property
showed the construction of an 8" sanitary service stub off of Precision Drive
south to their property in a location that would appear to be just east of this
project, however this would be centered in a SFCSD easement 30 feet in width,
which would result in about a 14 foot SFCSD easement within the eastern
boundary of the development (based upon the new property line depicted post
PDP plan). I'm assuming the easement presents no conflicts with the
development plan (given that it also falls within a blanket City utility & drainage
easement), but would leave that determination to SFCSD's
needs/requirements. Depending though on the timing of the easement
dedication from I presume MAVD as current owner to SFCSD, if this is
completed before this project is entitled, it would require the plat for this project
be updated to reflect the dedicated easement and the plans in general should
reflect the easement and the line given its proximity to the project. I believe
SFCSD may also need to sign this plat.

need to extend the waterline south of the development if the property owner to
the south does not move forward, and the water utility provider (City or
FCLWD?) is fine with the water line being a dead-end line terminating into a
hydrant?
