I'm writing on behalf of Rodney King with EDR in regard to the proposed project at 1303 Plum St.
On Feb 1, 2016 in the Concept Review meeting, you spoke about the many challenges this site presents for our development.
Additionally, you mentioned that the project currently doesn't meet the perimeter and aerial coverage / code requirements for
a building of this type and size.
We fully understand the difficulties of a site with limited street frontage and lack of fire easements. You suggested a number
of ways we might be able to satisfy the intent of the code and provide the required life safety systems via a variance process.
We spent some time discussing this from a design and practicality standpoint and would like to propose the following
corrective actions in lieu of strict code adherence. We understand that this is a preliminary discussion and any results,
agreements, or conversations will need to be follow up through the correct City processes. In the meantime, we appreciate
your willingness to work with us and discuss possible solutions.
We propose the following items be implemented on this project:
1. Two 3500 lb elevators designated as Fire Service Access elevators with 1 hr rated lobby, 45 min doors, 150 sf min.
2. Full stair access to the roof at both stair locations
3. NFPA 13 sprinkler system with Risers located within remotely located stairways
Roof space would be sprinklered
Floor cavities to be fully filled with insulation
4. Standpipe continued to Roof level with FDC connections provided at the roof
5. Fire command center, accessible from street or lobby, approx. 100 sf
6. Emergency Voice/Alarm Communication System req'd.
7. Automatic fire alarm system req'd.
8. Automatic smoke detection connected to fire alarm and emergency voice/alarm.
9. Emergency Responder Radio coverage req'd.
