PROPERTY DESCRIPTION
A parcel of land being part of the Southeast Quarter (SE 1/4) of Section Twenty-four (24), Township
Seven North (T.7N.), Range Sixty-nine West (R.69W.) of the Sixth Principal Meridian (6th P.M.), City
of Fort Collins, County of Larimer, State of Colorado and being more particularly described as follows:
COMMENCING at the Southeast corner of said Section 24 and assuming the East line of said SE1/4 as
bearing North 009 I' 18" West, as monumented as shown on this plat, being a Grid Bearing of the
Colorado State Plane Coordinate System, North Zone, North American Datum 1983/2011, a distance of
2653.32 feet with all other bearings contained herein relative thereto;
THENCE North 00°11' 18" West along the East line of said SETA a distance of 663.23 feet;
THENCE North 89°55'34" West a distance of 30.00 feet to a line parallel with and 30.00 feet Westerly
of, as measured at a right angle to the East line of said SE1/4 and to the POINT OF BEGINNING;
THENCE North 89°55'34" West a distance of 504.63 feet;
THENCE North 00° 11' 18" West a distance of 257.86 feet;
THENCE South 89°55'34" East a distance of 504.63 feet to a line parallel with and 30.00 feet Westerly
of, as measured at a right angle to the East line of said SE1/4;
THENCE South 009 I' 18" East along said parallel line a distance of 257.86 feet to the POINT OF
BEGINNING.
Said described parcel of land contains 130,123 Square Feet or 2.987 Acres, more or less (f), and is
subject to any rights -of -way or other easements of record or as now existing on said described parcel of
land.
