Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. comlcurrentplanning On Thursday, September 13, 2012, at 6:00 p.m., at City Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the Fort Collins Planning and Zoning Board will conduct a public hearing to discuss a land use development proposal in your neighborhood. The project is referred to as the Link-n-Greens Overall Development Plan #ODP120002 and Link-n-Greens Stand -Alone Modification 1 and 2 #MOD120006. The site is the Link-n-Greens golf course (see map on reverse). The project consists of 101.5 acres and is generally located at the southwest comer of East Lincoln and South Lemay Avenue. The property that includes Lambspun and the Back Porch Cafe is not a part of this Overall Development Plan. The purpose of the proposed Overall Development Plan is to establish general planning and development control parameters for the project. The modifications of standard requested are regarding gated developments and orientation to build -to lines for street fronting buildings. The Link-n-Greens site is zoned C-C-R, Community Commercial — Poudre River District, and an Overall Development Plan and Stand - Alone Modifications are subject to a review and public hearing with the City of Fort Collins Planning and Zoning Board. The list of affected property owners for this hearing is derived from official records of the Larimer County Assessor.
