east of the existing building?

4. Michael Dean of the Engineering Department offered the following comments:
a. The utility, drainage, and erosion control plan needs a cover sheet with
title, general notes, etc. (Unless this information can be included on the
existing sheet).
b. Dedicate additional right-of-way on this property along North College
Avenue, totaling 57.5' from centerline. It would appear that this is being
done with the current plat, assuming that the "basis of bearings" line and
the centerline of North College Avenue are one in the same. The existing
and additional right-of-way must be shown on both the subdivision plat
and the utility, drainage, and erosion control plan.
C. The utility, drainage, and erosion control plan needs to show sidev+re Ik,
curb & gutter along North College Avenue and the site interior. ll//
d. Correct the Attorney's Certificate language as shown on the subdivision
plat (please see enclosed red -lined plat).
e. Please see the enclosed red -lined Site & Landscape Plan, utility, drainage
& erosion control plan, and subdivision plat for other comments.

Dear Ted,
The following are additional comments from several City departments regarding the
Will Subdivision (742-746 North College Avenue) - Project Development Plan and
Final Compliance Plan (Type I, Land Use Code) that was submitted to the City on
April 1, 1998. These comments have been received since my comment letter to. you
dated May 4,.1998:
1. Rob Wilkinson of the Natural Resources Department stated that the Site &
Landscape Plan does not indicate that any existing trees will be removed near
the ditch and, therefore, the assumption is that none will be. If this is not correct,
then any trees to be removed must be shown on the Site & Landscape Plan.
2. Matt Fater of the Stormwater Utility stated that a discussion of the floodplain
requirements that this site is subject to should be included in the drainage report.
Please see the attached article from the section in the City Code entitled "Flood
Prevention and Protection" for a definition of a non -conforming structure and
discuss if the proposed structure meets the criteria for a non -conforming
structure. If not, then appropriate flood protection must be implemented. Please
direct any questions regarding this matter to Marsha Hilmes, the Floodplain
Administrator, at 224-6036.
3. Roger Buffington of the Water/Wastewater Department offered the following
comments:
a. Use utility easements on the overall utility sheet that are defined on the
subdivision plat.
b. Provide required landscape and utility separation notes and separation
distances on the Site & Landscape Plan.
