requested by the City staff. Work is underway to provide Mike Dean of
the City's Engineering Department the proper documentation to escrow
funds for the construction of the bicycle lane at a future date.
c. The red -lined comments on the Site and Landscaping Plan pertain to item
2b and therefor no changes were made.
3. WatedWastewater Department:
a. A minimum of 5 feet will be maintained between the existing water main
and the proposed inlet structure.
b. The returned Site and Landscaping Plan has no changes red -lined, and
therefore none were made.
4. Stormwater Utility:
Work is underway at Shear Engineering to include floodplain
requirements in the drainage report. The revised drainage report will be
submitted under a separate cover letter.
A floodplain-use permit has been submitted to and approved by Marsha
Hilmes, the Citys Floodplain Administrator.
5. En 'n�a eering Department:
a. Work is underway at Shear Engineering to detail the saw cut and
patching in North College Avenue for the construction of a new curb and
gutter. This information will be submitted under a separate cover letter.

c. The comment concerning relocation of the existing fire hydrant no longer
applies because the curb and gutter will not be moved from the
previously planned location.
d. Work is underway at Shear Engineering to incorporate the changes noted
on the red -line plans. The revised plans will be submitted under a
separate cover letter.

Project Development Plan
This document is a -response to the comments presented in the June 26, 1998
letter from the City's Current Planning Department concerning the above
mentioned project. Submitted with this document to4he City's Current Planning
Department are the associated revised Site and Landscaping Plan and revised
Building Elevation Plan. This information is being provided to support approval
of the project at the planned Administrative Hearing scheduled for at 3:30 p.m.
on Tuesday, July 14, 1998. If information is needed in addition to what has
been provided, please contact Ted Zibell as soon as possible at 224-1161.
1. Zoning Department:
a. The westernmost parking space of the three located at the southeast
comer of the building has been designated on the revised Site and
Landscaping Plan as a compact car space and will be signed as such.
b. It has been noted that the front roof is not a mansard roof and that no
signage can be placed upon it without a variance from the Zoning Board
of Appeals._
c. The proposed colors of the stucco facade and roofing materials has been
labeled on the revised Building elevation Plan.
d. The fifth street tree has been labeled as a Marshall's Ash on the revised
Site and Landscaping Plan.
e. The proposed building use as a retail establishment has been stated on
the revised Site and Landscaping Plan.
2. Transportation DeREAMent:
The Site and Landscaping Plan shows that the south access point from
North College Avenue has been closed, shows that the sidewalk has
been extended with respect to earlier plans, and shows the location of
bicycle parking.
