14. The applicant believes that the building as proposed does have a recognizable
"top". The project architect would be happy to discuss this with you at your
convenience.

No ground -mounted equipment is anticipated, other than the transformer, which
is indicated on the site and landscape plans. If rooftop mechanical is added we
understand that it must be screened. The site plan has a note stipulating this
requirement.

The electrical transformer is indicated on the site and landscape plans.

The wall is six feet in height.

The storage yard will be gravel. The storage yard is not intended for vehicle
storage.

The applicant prefers not to add plant material. A screen fence is provided to
screen the storage yard itself. Given that no residential units face this area, the
applicant is unwilling to extend an irrigation system for plant material that will
have questionable value.

Additional screening has been provided along the parking lot.

Building envelope dimensions have been provided.

JR Engineering will be responding to any additional engineering comments not
in this letter.

The following information is in response to staff comments dated May 22, 1998. The responses
are listed in the same numerical order as the comments received from City staff. A copy of the
Staff Comments is attached.
1. The site plan has been revised to eliminate the connection to Fossil Ridge Drive.
2. A detached sidewalk has been provided along Snead Drive.
3. Since the connection to Fossil Ridge Drive has been eliminated, the project no
longer is extending a public street.
4. The proposed building is located 25 feet from the right-of-way, because of grades
that exist along Snead Drive. However, the project does include a pedestrian
connection from the street, which allows a pedestrian to reach the front door
without crossing the parking lot or a driveway.
5. The drainage plan has been revised to avoid offsite grading; therefore an
easement will not be necessary.
6. The plat defines specific utility easements along lot lines. The applicant prefers
this solution to a "blanket" utility easement.
A note on the landscape plan specifies that plant material will be kept a minimum
of four feet from gas lines.
8. The driveway for drop-off box customers has been eliminated.
The northerly drive has been shifted to the south because of steep existing grades
along Snead Drive. The existing curb cut provides access to a service area.
Since both driveway cuts have a very low traffic volume, we don't believe it is
necessary to align them.
