College Ave. Fort Collins, CO 80524 Re: New Design Concept Submittal Dear Mike: The project at 401 West Mountain is being resubmitted for approval of a new design. The design concept is to create an urban collage of build shapes, massing and details to reflect the unique location of the project. This site is on the west fringe of downtown where it transitions into the beautiful residential neighborhood on Mountain Avenue. The context includes historic downtown storefronts, the new and existing Larimer County Courthouse Facilities, a sandstone Cathedral, miscellaneous office buildings, The Edwards House Bed & Breakfast, The Avery House Museum, and many wonderful Victorian, bungalow, and cottage style homes constructed of brick, wood, and stucco. This urban collage design combines various commercial and residential elements inspired by these neighborhood contexts. The variety of exterior finish materials of this design help break the building massing down to a comfortable scale while the detailing reflects the different functions of the interior spaces on the different floor levels. We are very excited about this new design and feel it is a more appropriate solution to the opportunities and challenges of the West Mountain Avenue site.
