Dear Resident:
On Monday, November 30, 1998, at 6:30 p.m., 281 North College Avenue*, the
Administrative Hearing Officer will conduct a Administrative Hearing for the 401 West
Mountain Avenue, Project Development Plan, #29-98.
The request is for a 14,454 square foot mixed -use building containing 4,619 square feet
standard restaurant use on the first floor, 4,629 square feet of office use on the second
floor, 5,138 square feet on the third floor for two residential dwelling units (includes 504
square foot of loft space). The subject property is approximately 0.47 gross acres and
is located at the southwest corner of Mountain Avenue and South Meldrum Street. The
property is located within the Canyon Avenue Subdistrict of the Downtown District.
The affected property owners list for this public hearing is derived from official records
of the Larimer County Assessor. Because of the lag time between home occupancy
and record keeping, or because of rental situations, a few affected property owners
may have been missed. Please feel free to notify your neighbor of this pending
meeting so all neighbors may have the opportunity to attend.
