There is an issue with the "future" storm sewer pipe. Stormwater wants the ultimate pipe
designed and constructed now.
2. Letters of intent for the necessary easements from Third Parties must be submitted for review
prior to scheduling this development request for a public hearing.
3. How will the inlet on the future Sharp Point Drive function?
4. Minimize (combine) the number of outlets.
5. All stormwater easements must be 20' wide.
6. The plans do not clearly differentiate between what is existing and what is proposed in this
project.
Water-Wastewater/Jeff Hill
A 12" water main, instead of an 8" main, is required in Sharp Point Drive.
2. The number of proposed fire hydrants in the project appears to be excessive. Please check with
the Poudre Fire Authority for their needs.
This completes staff (and outside reviewing agencies) review and comments at this time. Additional
comments and red -lined plans may be forthcoming. This proposal is subject to the 90-day revision
re -submittal requirement (from the date of this comment letter, being July 30, 2003) as set forth
in Section 2.2.11(A) of the Land Use Code. Be sure and return all of your red -lined plans when y
re -submit. The number of copies of each document to re -submit is shown on the attached Revisions
Routing Sheet.

The site plan indicates that all of the drive aisles are 25' wide. However many of them scale to only
20' wide. Either change the plan so that all the aisles scale to 25', or change the plan to correctly state
what the aisle widths are. If they really are only 20', that's probably to narrow.
The following comments were expressed by City staff at a development review meeting on July 16,
2003:

The temporary storm sewer at the southeast comer of the site should be designed and shown as
a permanent sewer now.
2. There will be an overlay project for Midpoint Drive done soon. Any. cuts to that street after the
overlay is done will be very expensive.
3. There are utility and Natural Resources easements needed for this project. The necessary
easement from the Natural Resources Advisory Board could delay the development review
process.

According to the Engineering Dept. the curb and walk are to end prior to the edge of the property.
Please make the corrections to the site and landscape plans to reflect the utility plans.

The proposed temporary drainage outfall from Pond 2 and from the rear swale should be redesigned
such that the permanent outfall is built now rather then with the construction of Sharp Point Drive.
There is no need for an interim outfall situation since the permanent facilities can be built at this
stage.
Storm sewer 1 A profile shows a 11 foot separation from the existing 42 in sanitary sewer main.
Please provide a 1.5 foot separation from that main if possible in order to maintain proper clearances,
otherwise provide support to prevent the 42 in line from weighing on the sanitary sewer main.

identified as "existing fiberoptic vault to remain." This fiberglass electric vault cannot be in the

Your note on the street plans. This is true we are not requiring the off -site design if we have a design
from SideHill that this ties into. Not sure that what we have seen from SideHill ties in at this
location. The grade going down to the railroad tracks seems to comply with what they have shown,
although from what we have seen from them the grade break between the two designs is greater than
allowed.

and lower the existing gas line.
C. No trees may be planted within 4' of gas lines and 10' of overhead electric lines.

Per the Zoning Department's comment #3, the drives in this self -storage facility are considered to be
a parking lot and are required to provide at least 6% interior landscaping as set forth in Section
3.2.1(E)(5) and Section 3.2.2(M)(1) of the Land Use Code. The applicant will be required to submit
to the City a request for modifications to these 2 standards if the intent is to not meet these standards.
If a request is submitted then only the Planning and Zoning Board is authorized to grant the
modifications.
