[12/17/03] Per the discussions at staff review only the two street trees that will not
be able to be installed will need to•be escrowed for. Steve will work with you on the
other landscaping to be installed. The amount for the two trees will be a part of the
cash escrow that will be given to the city with the money for the local street .
improvement costs on Sharp Point.
(9/26/031 Curb gutter and walk will not go"all the way to the railroad tracks at this
time and as such that corner will not be at final grades. What is to be planted here?.
Maybe better to escrow for the plantings that would not be in ultimate grade.
[7/25/03] Need to show where the curb gutter and sidewalk are going to end on Sharp
Point. The trees beyond this point will probably not be able to go in and will need to be
escrowed for with the rest of the street improvements.

(12/16/03] Instead of a regular easement process, an excavation permit through the
City's Engineering Department would be allowed in order to drain flows into the utility -
owned skunk pond and do the construction work necessary for installing the pipe off of
Sharp Point Drive.
[9/23/03] Need to obtain a 20 foot temporary easement and a 20 foot permanent
easement for the revised pipe outfall into the pond. This will be needed prior to final
plan approval.

(12/23/03] Current Planning is ready for the Final Plan mylars to be submitted. The
only concern is regarding the planned streetlight locations on the future Sharp Point
Drive, as provided by Light & Power. There are 2 Redmond Linden trees that are too
close to the planned streetlights. Please contact Doug Martine, at (970)224-6152, to
work out the final tree locations before revising and submitting the Landscape Plan.

[12/12/03) The NRB approved this proposal. We will not actually issue an easement,
but the decision has been made that an excavation permit will be issued by Engineering
for the.work within the City Utilities property. The fees associated with this permit
are $70 ($25 for the permit administration and $45 for the inspection fees). There is
no Pavement impact fee with this permit as the street is not paved for the area for
which this permit is for. The contractor doing this work must be licensed with
Engineering to work in the City right-of-way. This excavation permit will be processed
and issued with the Development Construction Permit (DCP) for this site (there are
additional fees and such associated with the DCP).
