V. This project is basically being built to provide neighboring residents a needed
amenity and create a profitable opportunity for the developer.
VI. We have attached all of the required material for submittal. We have followed the
submittal checklist, provided and completed requirements accordingly.
VII. This project does not create any conflicts between land uses or disturbances to
wetlands.
VIII. This project is located within an industrial park. There are no residential
neighborhoods within this area.
IX. The project name is Midpoint Self Storage Solutions.

RE: Mini Storage Facility
(H) Statement of Planning Objectives:
I. This project has appropriately conformed to the City Plan Principles. It has
successfully met the use and required characteristics of the outlined policies. This
project has illustrated by its location, use, and material selection the objectives of
the PDP.
II. This proposed facility is located near the intersection of Sharp Point Drive and
Midpoint Drive. Within the Prospect Point Industrial Park. Currently this site has
a warehouse/office to its west, and a storage yard and office building across
Midpoint Drive. To the south, it is currently open fields for a few miles. The
eastern edges are within 1000 feet of the Poudre River. This park has no other
required open space that would be dedicated.
The proposed landscaping meets and exceeds the standards of the City of Fort
Collins. The Midpoint Drive landscaping streetscape will match the
developments down the street. The remaining areas will be landscaped to provide
a balance of building screenage and articulations.
III. A local Fort Collins Developer will own this facility. This developer will conduct
all required maintenance on this facility via employees that will live/work here.
This developer intends to own and operate this facility for an extended amount of
time.
IV. There would be no more than three employees ever required for this mini storage
project.
