RE: Riverside Centre
Dear Mr. Hauser:
Thank you for the opportunity to review plans for Riverside Centre submitted on February 8, 1999.
Upon further review, this development proposal needs to comply with the following:
1) The parking lot according to Land Use Code Section 3.2.2(J) requires an average right-of-way
setback from an arterial road of 15 (feet) with a minimum width at any point of five (feet).
Unless alternative compliance is requested to this standard, it appears that re -visions are
needed to meet this Land Use Code standard.
Note this development proposal is subject to the requirements as set forth in the City's Land Use
Code (LUC), specifically: Articles 2. Administration (Development Review Procedures); Article 3.
General Development Standards; and, Article 4. [Zoning] Districts and the burden of demonstrating
compliance with all Land Use Code criteria and standards are with the applicant.
