review meeting:
Wednesday, September 23, 1998
-Show all water/sewer mains and services on landscape and site plans. Provide 10
feet minimum separation between all trees and water/sewer lines.
-Utility easement lines shown on overall utility plans do not correspond with those
shown on plat. Make all drawings match one another.
-Place curb stops and meter pits at rear of easements in order to avoid conflicts with
other utilities.
-Provide thrust block and manhole adjustment details with next submittal.
-See site, landscape and utility plans for other comments.

1. Please provide supporting calculations for riprap sizing, curb cut capacities, and
crosspan capacities. Also please include detail of riprap protection.

2. The orifice plate is sized incorrectly. The `head' should be measured from the 100-
year WSEL to the centerline of the pipe. Please resize the orifice plate accordingly.

attached. Please return all redlined documents with plan revisions.
This completes the review comments at this time. Additional comments may be
forthcoming as the various departments and reviewing agencies continue to review this
request.
Please provide a written response to each of the above stated comments with the submittal
of plan revisions. An administrative hearing date will be assigned once all comments have
been addressed and revisions have been reviewed.

Dear Al,
Staff has reviewed your revisions for the Riverside Centre PDP, that were submitted on
September 1, 1998 and would like to offer the following comments:
The Current Planning Department states the following:
SITE PLAN:
W.ITPlease revise the Planning Certification statement to state "Director of
Planning".
(� Please label the patterned, colored, concrete crosswalk across the western
access drive along Riverside Avenue.
General note #1 references showroom warehouse as a permitted use.
Please note that general retail use is not allowed.
Please eliminate the jog in the sidewalk and crosswalk between buildings B
and C. This crossing should be direct like the one between buildings A and
B.
LANDSCAPE PLAN:
An additional two trees are needed between the back of the sidewalk and the
parking spaces along Riverside Avenue as noted on the redlined landscape
plan. The locations of the trees needs to be revised such that they are
/ placed every 25 feet.
V The Shademaster Honeylocust trees must be a minimum 2" caliper as they
are a deciduous tree.
g/ Please make sure that street trees are provided at 40 foot spacing along
Riverside Avenue.
