STATEMENT OF PLANNING OBJECTIVE
The Riverside Centre PDP proposes the phased development of three (3)
office/warehouse buildings on a 2.8057 acre lot on the north side of
Riverside Avenue. The property is currently zoned "I" — Industrial.
Office/warehouse and showroom/warehouse uses are anticipated with the
possibility of personal service uses or other permitted uses being located
in buildings "A" and "C".
The structures are proposed to be pre-engineered steel structures with
stucco, split -face concrete block masonry and standing -seam metal
roofing featured on the building facades visible to the street. The first
phase of development will begin with the western half of building "B". The
second Phase will complete building "A". Future phases would complete
buildings "B" and C". This phasing plan may be subject to revision based
upon market conditions and leasing commitments. Build -out for the entire
project is estimated to be 2 to 4 years.
Buildings "A" and "C" are located closer to the street frontage with direct
pedestrian access provided without crossing a vehicular drive area.
Pedestrian access is provided to building "B" with a patterned concrete
walkway across the drive area to alert vehicular traffic to the pedestrian
crossing area. Since the configuration (length and depth) of the existing
lot is fixed, and considering the necessity for street frontage for a multi -
tenant building, it is felt this plan best achieves the objectives of the land
use code within the given constraints of the site. This lot represents the
last undeveloped site on Riverside Avenue (from Prospect to Lemay). As
an infill development site, the proposed site plan conforms to the existing
context of the street with regard to building setback, orientation and
parking location.
