This completes staff (and outside reviewing agencies) review and comments
at this time. Red -lined plans from City departments are included with this
comment letter.
Another formal round of staff review is not necessary before
scheduling and going to an administrative public hearing. However,
either a reylat_of the lot or the necessary easements to be
dedicated by separate documents must be submitted for review
before the hearing can be scheduled. The majority of the
comments expressed in this letter can be addressed with your Final
Compliance submittal.
Be sure and return all red -lined plans when you submit Final Compliance.
The number of copies of each document to submit for Final Compliance will
be provided to you by the City's Project Planner, upon request.

ensure vehicles are not parked in such a way that obstructs access to the
north side of the proposed building, as well as access to the future
warehouse/storage. This EAE can be platted along approximately the first
100 feet of the drive aisle into the parking lot, and as such, won't require a
turnaround.

Stormwater/Basil Hamdan
a. Dedicate a drainage easement for the 100-year water surface area.
b. The drainage report should better state the storm drainage intent for
this project.
c. A letter of intent is needed, before scheduling a public hearing, for the
off -site easement on Lot 20, to the southeast.

a. A Type III barricade is needed at the end of the new sidewalk at the
southeast corner of the site.

a. A replat of Lot 19, providing all the necessary easements, could be
submitted to the City for review and approval in lieu of the various
separate documents to dedicate these easements. There would be no
additional fee to the City for the replat. It would just become one of the
typical PDP documents to be reviewed.
