The site will have one building, a small parking lot with one drive cut and a concrete yard area. A variance is requested from Figure 19-6 "Minimum Off Street Parking Setback Distance" in the Larimer County Urban Area Street Standards to reduce the required parking setback from 50' to 40' (Collector Street). Because of the architecture of the building, the only area that can have parking is adjacent to the front (office) portion of the structure. The back of the building will have numerous overhead doors and no parking is proposed in this area. The building is set 25' from the proposed right of way, and that, by default, makes the first parking stall approximately 42' from the flowline of Midpoint Drive. This standard has been adopted to allow cars to wait to exit a site (in the drive) without blocking parked cars (in the lot). With the proposed 40' setback, there is still room for two cars to be waiting to exit before the first stall is blocked. With only 5 parking spaces total, it is unlikely that the first stall would ever be blocked. This variance is not detrimental to the public health, safety, and welfare.
