RE: Planning Objectives for
Prospect Industrial Park, Lot 15 Project Development Plan
Dear Steve:
The applicant is proposing a mixed -use warehouse/office facility consisting of two 1-story
buildings on Lot 15 in Prospect Industrial Park Lot 15 is located northeast of Midpoint Drive and
southwest of Canton Court The proposal is for a 6,900 square foot building and a 7,200 square
foot building on 1.37 acres. The facility is primarily an industrial land use with some potential
office use. The project will be developed in two phases. Building A is scheduled for construction
in the fall of 1998 and it is anticipated that Building B will follow in the fall of 1999.
Two points of access are proposed along Midpoint Drive to adequately serve both buildings. The
site plan includes parking for 37 cars and 4 bicycles. There is an existing attached sidewalk
located along the opposite side of Midpoint Drive and this project will provide an attached
sidewalk along its property frontage. The buildings are oriented on the site to allow shared
parking with service areas in back so that the buildings screen the service areas from public view.
An existing sanitary sewer easement crosses the property diagonally. This constraint determines
where buildings and parking can be located on the site. The main entrance of Building B opens
directly to a connecting walkway with pedestrian frontage. Building A has a strong pedestrian
connection to Building B and the public sidewalk.
The predominant architectural material is masonry block with three different face types - split
face, ground face, and fluted in an earthtone color scheme. The design objectives of the landscape
plan are to screen parking and service areas, and to provide an attractive streetscape similar to
existing development in the industrial park
City Plan Principles and Policies achieved by the proposed plan include:
• The project promotes compact urban by being located within an existing industrial
park.
• Buildings are oriented to create an attractive streetscape.
• Pedestrian access to the site is prioritized.
Policy ID-1.4 states that buildings and site improvements in Industrial Districts may be
simple, practical and more vehicle -oriented than other districts. We believe this project
clearly meets the intent of the Land Use Code.
