Dear Dan,
Staff has reviewed your documents for the 113 Hickory Street PDP, that were submitted
on August 26, 1998, and offers the following comments:
Please add certifications and signature blocks for the Owner, Notary, Director of
Planning, and the Director of Engineering to the Site Plan (see attached).
2. Please contact Marsha Hilmes of the Stormwater Utility at 221-6589 immediately
to discuss an application for a floodplain use permit as the parking lot will require
some grading. The permit must be issued prior to the October 15, 1998 Planning
and Zoning Board meeting.
3. Please move the Vicinity Map to Sheet 1 of 2.
4. There is a sanitary sewer main that runs along the east property line. This line may
be removed/replaced within the next 5 years. Therefore, the proposed landscaping
within 10 feet of the east property line should not be installed at this time. An
escrow or bond will be required in the amount of 125% of the value of landscaping
and installation for the landscaping within 10 feet of the east property line prior to
the issuance of a Certificate of Occupancy.
This item has been scheduled for the October 15, 1998 Planning and Zoning Board
Hearing. PMT's, renderings and 8 revised blue line plan sets must be submitted no
later than 3 PM on Tuesday, September 29, 1998.
