1. We noticed that there was a discrepancy between the address of the building on the
Site/Landscape Plan/submitted note and the submitted letters. During a site visit, we
found the address to be 113 Hickory, not 115 Hickory. Please make necessary
changes or explain cause of discrepancy.

2. Also, just for your information, any future improvements/additions cannot raise the
100-year water surface elevation in the floodway.

Eliminate the first parking stall (closest to the street) and move the others toward the building.
Even with this you are not meeting the parking set back (50 feet for a collector). A variance to
this standard needs to be submitted or another parking stall needs to be eliminated.
Provide a walk from the street to the building. If there is a curb along this walk than curb stops
are not needed.
Provide detail D-11 Curb and Gutter Details and detail D-15 New Driveway Approach Detail for
modifying the driveway width.
Provide Utility Plan signature block on the utility plans.
Add the general notes that are indicated on the site plan.

This completes the review comments at this time. Additional comments may be
forthcoming as the various departments and reviewing agencies continue to review this
request.
Please provide a written response to each of the above stated comments with the submittal
of plan revisions. A Planning and Zoning Board hearing date will be assigned once all
comments have been addressed and revisions have been reviewed.

b. Please reduce the width of the existing driveway to 30 feet as noted on the
redlined Site/Landscape Plan.
C. The first parking stall should be a minimum of 20 feet back from the flow line
of Hickory Street. A space needs to be eliminated and a variance needs to
be requested from the City Engineer as the Engineering Standards would
typically require a 50 foot setback from a collector street to the first parking
stall.
d. The length of the parking stalls should be reduced to 19 feet.
e. The combination of reducing the width of the.driveway and the length of the
parking stalls will allow room for an 8-foot wide landscape area and 6-foot
wide sidewalk west of the parking spaces.
f. 4 deciduous street trees are needed at 30 foot spacing along Hickory Street
rather than ornamental species.
g. Please add an ornamental tree north of the proposed trash enclosure.
h. Please label the height and material of the proposed fencing. Chain link
fencing cannot be used for screening purposes. Staff recommends that the
fence not extend north of the existing building.
i. Please add a Landscape note which states: "The irrigation system is to be
reviewed approved prior to the issuance of a building permit."
j. Please revise the Plant List information after revisions are made to. the
Landscape Plan. Please make sure that the minimum species diversity is
provided as required by the Land Use Code.
k. Please revise the Water Use Table after the Site/Landscape Plan is
modified.
I. Please provide parking data regarding the number of required and proposed
parking spaces.
M. Please revise the trash/recycling enclosure note and elevation to reflect that
the enclosure will be gated with metal gates. .
n. Please add a general note which states that no site lighting is proposed.
o. Please enlarge the the size of the Vicinity Map.
P. Please revise the attached modification request as noted.
2. The Building Inspections Department stated that a change in use or character of
the occupancy of an existing building is allowed if the building is made to comply
with the current building code requirements for the proposed use and a new
certificate of occupancy is issued by the City of Fort Collins. Subsequent to
approval of the project development plan, building plans detailing how the building
will be occupied and any proposed alterations (interior) should be submitted for
review and approval by the Building Inspections Department.
3. The Poudre Fire Authority stated the following:
a. Fire apparatus access roads shall be provided for every facility, building, or
portion of a building hereafter constructed or moved into or within the
jurisdiction when any portion of the facility or any portion of an exterior wall
of the first story of the building is located more than 150 feet from fire
apparatus access as measured by an approved route around the exterior of
the building or facility. Any building not meeting this criteria shall be fire
sprinklered. This building is out of access, and is required to be fire
sprinklered.
b. Address numerals shall be visible from the street fronting the property and
posted on a contrasting background (bronze numerals on brown brick is not
acceptable).
C. The proposed building exceeds 5,000 square feet and must be fire contained
or fire sprinklered.
d. Corrosives, flammable liquids, reactive, or toxic materials if used, stored, or
handled on site must have a Hazardous Materials Impact Analysis completed
and submitted to the Current Planning Department and the Poudre Fire
Authority.
e. Fire hydrants are required with a maximum spacing of 600 feet along an
approved roadway. Each hydrant must be capable of delivering 1000
gallons of water per minute at a residual pressure of 20 psi. Hydrants shall
be of an approved type as defined by the Water Utility and the Poudre Fire
Authority. No commercial building can be greater than 300 feet from a fire
hydrant.
4. TCI of Fort Collins stated that they have existing cable lines on the east side of the
property running north to south. Please call TCI for locates prior to any work.
5. The Current Planning Department stated the following:
a. Please provide a combined Site and Landscape Plan at a scale of 1-inch =
10-feet rather than a separate Site Plan at 1-inch = 30-feet and Landscape
Plan at a scale of 1-inch = 20-feet.

Dear Dan,
Staff has reviewed your documents for the 113 Hickory Street PDP, that were submitted
on July 9, 1998, and offers the following comments:
The Zoning Department stated the following:
a. Please include a landscape note which states: "All landscaping to be
installed or secured with a letter of credit, escrow, or performance bond for
125% of the value of the landscaping and installation prior to the issuance
of a certificate of occupancy."
b. Foundation plantings are needed along the west side of the building.
C. Please locate the bike rack near the building entrance.
d. It does not appear that the building is handicap accessible. Will a ramp be
added? If so, please show the ramp on the Site/Landscape Plan.
e. Chain link fencing may not be used for screening purposes. If outside
storage is proposed on the west and south sides of the building the fence
should be made of wood. Staff suggests that the fence not extend beyond
the north side of the building.
What will the gravel yard area on the south side of the building be used for?
Please label on the Site/Landscape Plan.
g. Barbed wire must be removed from the existing fencing.
h. A minimum 5 foot wide landscape strip is needed along the western edge of
the parking lot. The proposed reconfiguration of the parking lot, sidewalk,
etc. on the redlined Site/Landscape Plan is approximately 8 feet wide.
i. Where will the large moving trucks be parked?
